On 11 February 2020, Brisbane City Council (Council) adopted a package of amendments to the Brisbane City Plan 2014 (City Plan) which saw new restrictions imposed on the development of townhouses within single-home areas (Amendments).
We have previously covered Council’s adoption of these Amendments to the City Plan in our recent publication ‘Proposed Citywide Amendments – Restricting Townhouses from Single-home Areas’ dated 20 March 2020.
The Amendments came in to effect as of 1 May 2020 and include the following changes to the City Plan:
- Changes to provisions in the Low-density residential zone code and the Multiple dwelling code under the City Plan which had previously allowed for the development of Multiple dwellings (townhouses and apartments) to occur on larger, well-located sites contained within Low-density residential zones;
- Changes to 11 Neighbourhood plans under the City Plan, removing specific provisions which had allowed for Multiple dwelling development in the Low-density residential zone; and
- Changes to 24 Neighbourhood plans, in line with existing Council policy and providing consistency to the City Plan to ensure that Multiple dwelling developments are no longer accommodated in the Low-density residential zone.
Importantly, the Amendments only affect development applications made within Low-density residential zones from 1 May 2020 and not existing applications.
Multiple dwelling developments still remain a viable option within the Low-medium density residential and Character residential (Infill zone precinct) zones across Brisbane.
